Water’s Edge sits beside the East Lyn River in the centre of Lynmouth, just 200 yards from the harbour, coast path and local inns. Everything you need is a short, level walk away.

How close is the cottage to shops, pubs and the beach?

Very close. Shops, cafés, pubs, the harbour and the seafront are all within a few minutes’ walk. Most guests park the car and leave it for the whole stay.

Is there private parking?

Yes — Water’s Edge has easy driveway private parking for two cars, which is rare in Lynmouth and a major convenience for guests.

How many people can the cottage sleep?

The cottage sleeps up to six guests across three bedrooms:

  • Master double

  • Large twin

  • Small double

Ideal for couples, families or small groups.

What facilities does the cottage have?

Downstairs:

  • Fully equipped kitchen

  • Utility room

  • Toilet

  • Lounge/diner with real fire

Outside:

  • Small garden

  • Private parking for two cars on our driveway

  • Peaceful riverbank setting

Is Water’s Edge suitable for families?

Yes — Lynmouth is safe, walkable and full of simple activities like crabbing, beach play, the Cliff Railway, and short woodland walks.

Is the cottage suitable for older guests?

Absolutely. The harbour, riverbank and village streets offer gentle, level walks, and there are plenty of scenic drives and tearooms nearby.

Is it good for walkers?

Yes — it’s a walker’s paradise. The South West Coast Path, Watersmeet, Valley of Rocks and Exmoor moorland trails all start close by. Also right on the Coleridge Way and Two Moors Way.
